Please note that there is a non-refundable $20 application fee, which covers the cost of background checks, ensuring a smooth rental process. International students do not require a co-signer; you only need to submit proof of your study funds, such as bank statements, along with your passport's first page and I-20 to confirm your student status.

Step 4: Lease Approval

Once you've completed the application, our team will review it. If you pass our evaluation, we'll send you the lease via email within 24 hours. Be sure to check your inbox promptly and sign the lease within 48 hours to secure the property. Failure to do so may result in the property being offered to another applicant. After signing the lease, we'll provide you with an account activation code, allowing you an additional 48 hours to submit the deposit to finalize the rental agreement. 3 BEDROOM / 3 BATHROOM APARTMENTS

Whether you choose a 1st, 2nd or 3rd floor unit, you get your own private entrance into your apartment. Each floor has its own unique look and offers something different depending on the style you are looking for. Each bedroom comes with its own bathroom, allowing you to have as much privacy as needed. The first floor is 1545 sq ft while the third floor is 1690 sq ft. The biggest difference is that the third floor offers high ceilings, which can make an apartment feel bigger and more open.

4 BEDROOM / 4 BATHROOM TOWNHOUSES

Our townhouses are lined up on their own side of the complex. These townhouses are 1850 sq ft and have three floors! All the space that you get, allows you to feel privacy from each bedroom in the townhouse.

Our townhouses have the same rules and amenities as our 3 bedroom apartments, the only difference is that they have more of a homey feel and offer much more space and an extra bedroom (allowing you to have a 4th car as well). We have multiple options at this complex to satisfy what it is you are looking for when you choose to rent.

At Alexander Estates complex, we also have separate on-site storage units available. Some townhouses come with a storage unit, while others are rented separately. Garages are also located at our complex, but they are rented separately. Let us know if having a garage is important to you and we can let you know if we have anything available.

Location

Located on Sweet Home Road in Amherst, these units are just minutes away from UB North Campus, Boulevard Mall, 990 & 290 Highways & Buffalo International Airport. You can get anywhere quick and easy with the location of this apartment complex. Never worry about parking, since you are allowed one car per bedroom, giving you three to four parking spaces outside your unit, as well as multiple parking spaces for your visitors.

The school district isn't far either. Sweet home High school and Heritage Heights elementary are on the same road, so getting your kids to and from school is a breeze.

What is included

All appliances are included along w/ internet (Verizon), garbage & water, residents are just responsible for Gas and Electric. Constructed w/ sound-retardant materials & sprinklers, units feature central air/ heat & luxurious touches like high ceilings, overhead lighting w/ fans, tiled kitchen & bath accents, wood-like vinyl plank flooring & bedrooms w/ high density padded carpet.

You have the option of having a full furnished Dining room/Living room & Bedrooms. If you prefer to have it unfurnished, we can do that too, to allow yourself to make your apartment a home in your own image.

You will also have access to an on site gym owned by us. No more paying Gym membership fees or figuring out which gym is closest to you. You will have access to one right outside your door.

Tips For Maintaining A Clean Apartment

Declutter and Destress

Clutter in an apartment automatically makes the space look messier than it is. Take time every so often to go through your items and donate or throw away what you no longer need. We have a donation box at the back of our Alexander Estates parking lot, feel free to donate anything you don't want/need.

2. Dusting from Top to Bottom

It gets very dusty in an apartment if not dusted regularly, start from the top of your unit and work your way down. For example, dust your fan blades and the top of your cabinets. These places are often forgotten about so it doesn't hurt to make sure you aren't breathing it in everyday. Then continue to dust your dressers/desks and even inside your cabinets from time to time.

3. Clean your windows

Especially during the winter months, windows tend to get dirtier a lot quicker. Make sure to not overlook the windows and wipe them down with some window cleaner.

4. Deep Clean the Kitchen

It might not be your favorite task, but giving your kitchen a deep clean is a must.

Start by wiping down and disinfecting all of your appliances. Then, do the same with your countertops, taking the time to move any small appliances out of the way for a thorough clean. Don't forget to scrub down your sink to get rid of any stains and/or food residue.

5. Don't forget the bathrooms

Wiping down countertops, faucets, sinks, and other hard surfaces with a disinfecting wipe goes a long way in keeping your bathroom clean. Showers and tubs get dirty quickly since we use them almost everyday and share them with others. A good scrubber brush and all-purpose cleaning powder will go a long way in removing stains and build-up quickly. Don't forget to wipe down any mirrors with a glass cleaner to remove smudges, stray toothpaste, and other residue that could potentially build up.

6. Vacuum Carpets

Don't be afraid to move your furniture around to get all the corners of carpet once in awhile. Most of our apartments have carpets and its important to make sure they stay clean to avoid having build up of dirt/dust.

7. Mop the floors

Take time to mop hard floors in bathrooms, entryways, kitchens and your living room. You may also want to wipe around baseboards and/or trim for a deeper clean. We tend to track a lot of salt into our apartments during the winter months, it is very important to mop so it doesn't stick to your floor and helps wash away dust that accumulates.

Finding Someone New

The biggest part of this process is finding someone to agree and take your place in the unit. Your roommates may help you find someone to help make the process quicker. See if they know anyone looking for an apartment to rent or if they know anyone that would love to move in with them.

Step By Step Instructions

To sublet your bedroom/unit you will need to have the new person moving in complete an online application at www.wyseproperties.com/vacancies they can apply to any unit listed on the website.
They will need to list your name or your roommates names as their future roommate or as a reference on the application. This way we will know they are applying to join your unit.
Upon approval of the application we will send out an addendum to the lease to remove you from the lease and replace you with the new person.
We will need to know when the new person will plan to move in, then you will be responsible for your rent payment until the addendum start date , at which time the new tenant will become responsible for the rent payment.
The new tenant will need to make a payment towards the security deposit. Once the addendum has started if no damage has been reported from the new tenant within 24 hours, we will refund you your portion of the security deposit.
